A spl\u00e1tka m\u016f\u017ee sko\u010dit klidn\u011b o 5 000 a\u017e 7 000 K\u010d m\u011bs\u00ed\u010dn\u011b nahoru. To nen\u00ed jen \u010d\u00edslo na pap\u00ed\u0159e. To je ten pocit, kdy\u017e se pod\u00edv\u00e1te na \u00fa\u010det a zjist\u00edte, \u017ee na tu ve\u010de\u0159i, na kterou jste cht\u011bli vz\u00edt rodinu, u\u017e prost\u011b nen\u00ed. A pocit pohody z vlastn\u00edho bydlen\u00ed se tak n\u011bjak vytrat\u00ed.<\/p>\n\n\n\n<p>Minul\u00fd t\u00fdden mi volal klient z Teplic. Fixace mu kon\u010d\u00ed za t\u0159i m\u011bs\u00edce, banka mu p\u0159i\u0161la s novou sazbou a on nev\u011bd\u011bl, jestli p\u0159ijmout, nebo j\u00edt jinam. Podobn\u00fd hovor m\u00e1m te\u010f skoro ka\u017ed\u00fd t\u00fdden. Je to po\u0159\u00e1d stejn\u00e1 p\u00edsni\u010dka: lid\u00e9 jsou v \u0161oku, banky jsou p\u0159ipraven\u00e9 inkasovat a nikdo nev\u00ed, co s t\u00edm.<\/p>\n\n\n\n<p>Tady je to, co \u0159\u00edk\u00e1m v\u017edy jako prvn\u00ed. A douf\u00e1m, \u017ee m\u011b usly\u0161\u00edte v\u010das.<\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity\"\/>\n\n\n\n<h2 class=\"wp-block-heading\">Co je refinancov\u00e1n\u00ed hypot\u00e9ky a pro\u010d na n\u011bj m\u00e1te jen p\u00e1r m\u011bs\u00edc\u016f<\/h2>\n\n\n\n<p>Ujasn\u011bme si jednu v\u011bc, bez kter\u00e9 se nepohneme. <strong>Refinancov\u00e1n\u00ed hypot\u00e9ky<\/strong> neznamen\u00e1, \u017ee m\u011bn\u00edte adresu. Znamen\u00e1 to, \u017ee se zbavujete nev\u00fdhodn\u00fdch podm\u00ednek u st\u00e1vaj\u00edc\u00ed banky a p\u0159ech\u00e1z\u00edte k n\u011bkomu, kdo si v\u00e1s v\u00e1\u017e\u00ed v\u00edc. Je to jako rozchod. Je to administrativn\u011b otravn\u00e9, ale kdy\u017e je v\u00e1\u0161 partner toxick\u00fd (nebo jen drah\u00fd), mus\u00edte to ud\u011blat.<\/p>\n\n\n\n<p>A tady p\u0159ich\u00e1z\u00ed ta nejv\u011bt\u0161\u00ed chyba, kterou vid\u00edm.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">1. Ne\u010dekejte na dopis od banky: Je to past<\/h3>\n\n\n\n<p>Va\u0161e sou\u010dasn\u00e1 banka je v klidu. Moc dob\u0159e v\u00ed, kdy v\u00e1m fixace kon\u010d\u00ed. A v\u00ed, \u017ee 90 % lid\u00ed je l\u00edn\u00fdch, nebo se boj\u00ed. Tak\u017ee v\u00e1m po\u0161le \u201emimo\u0159\u00e1dnou nab\u00eddku\u201c se sazbou o p\u016fl procenta vy\u0161\u0161\u00ed, ne\u017e je nutn\u00e9, a po\u0161le ji 2\u20133 m\u011bs\u00edce p\u0159ed koncem fixace. To u\u017e je <em>pozd\u011b<\/em>. Mo\u017en\u00e1 se v\u00e1m to zd\u00e1 jako p\u0159ehnan\u00e1 opatrnost, ale zva\u017ete tohle: Jin\u00e9 banky pot\u0159ebuj\u00ed \u010das na schv\u00e1len\u00ed, odhady a celou tu byrokracii. Kdo za\u010dne v\u010das, m\u00e1 v\u00fdb\u011br. Kdo \u010dek\u00e1 na dopis, ten u\u017e jen p\u0159ij\u00edm\u00e1 podm\u00ednky. Co\u017e za m\u011b je hodn\u011b odv\u00e1\u017en\u00e1 strategie.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\">2. Nab\u00eddka va\u0161\u00ed banky nen\u00ed automaticky nejlep\u0161\u00ed<\/h3>\n\n\n\n<p>Tohle p\u0159ekvap\u00ed hodn\u011b lid\u00ed. V\u00e1\u0161 osobn\u00ed bank\u00e9\u0159, kter\u00fd v\u00e1m l\u00e9ta pos\u00edlal p\u0159\u00e1n\u00ed k narozenin\u00e1m, pro v\u00e1s te\u010f neh\u00fdbe prstem. St\u00e1vaj\u00edc\u00ed banka nem\u00e1 jedin\u00fd d\u016fvod d\u00e1t v\u00e1m nejlep\u0161\u00ed mo\u017enou sazbu na trhu \u2013 vy u\u017e jste toti\u017e jejich klient. Nov\u00e1 banka v\u00e1s naopak chce p\u0159et\u00e1hnout a d\u00e1 si na va\u0161\u00ed nab\u00eddce z\u00e1le\u017eet.<\/p>\n\n\n\n<p>Ve v\u011bt\u0161in\u011b p\u0159\u00edpad\u016f, kter\u00e9 \u0159e\u0161\u00edm, najdeme lep\u0161\u00ed podm\u00ednky jinde. N\u011bkdy je rozd\u00edl jen 0,3\u20130,5 % na \u00faroku. Na 10.000.000,- a v\u011bt\u0161\u00edch hypot\u00e9k\u00e1ch jsou to ale des\u00edtky tis\u00edc korun za dobu jedn\u00e9 fixace. To je hodn\u011b pen\u011bz za lenost, nemysl\u00edte?<\/p>\n\n\n\n<hr class=\"wp-block-separator has-alpha-channel-opacity\"\/>\n\n\n\n<h2 class=\"wp-block-heading\">Na kolik let fixovat pr\u00e1v\u011b te\u010f?<\/h2>\n\n\n\n<p>To je ta milionov\u00e1 ot\u00e1zka. Nikdo nev\u00ed p\u0159esn\u011b, kam to cel\u00e9 p\u016fjde. Sta\u010d\u00ed jeden dal\u0161\u00ed \u00fatok nebo tweet a sazby m\u016f\u017eou klidn\u011b vymalovat 6 % \u2013 co\u017e za m\u011b nen\u00ed spekulace, ale velmi re\u00e1ln\u00e1 hrozba. Te\u010f je sice na trz\u00edch relativn\u00ed klid, ale je to klid p\u0159ed bou\u0159\u00ed. Po\u010d\u00edtejte RPSN, nejen \u00farok.<\/li>\n\n\n\n<li><strong>Po\u010dkejte na nejni\u017e\u0161\u00ed sazbu?<\/strong> To je s\u00e1zka. Mo\u017en\u00e1 klesne o 0,1 %. Mo\u017en\u00e1 mezit\u00edm vysko\u010d\u00ed o 0,3 %. \u010cekat s pr\u00e1zdn\u00fdma rukama je hodn\u011b odv\u00e1\u017en\u00e1 hra s vlastn\u00edm bydlen\u00edm.<\/li>\n<\/ol>\n\n\n\n<p>N\u011bkdy je nejlep\u0161\u00ed strategi\u00ed zajistit si rozumnou sazbu <em>te\u010f<\/em> s budouc\u00ed flexibilitou (3 roky).<\/p>\n\n\n\n<h2 class=\"wp-block-heading\">Siln\u00fd z\u00e1v\u011br s my\u0161lenkou<\/h2>\n\n\n\n<p>Konec fixace nen\u00ed trag\u00e9die. Je to jen k\u0159i\u017eovatka. M\u016f\u017eete se vydat po cest\u011b nejmen\u0161\u00edho odporu a nechat se o\u0161kubat, nebo se m\u016f\u017eete postavit za sv\u00e9 finance a bojovat o sv\u00e9 pen\u00edze. Banky po\u010d\u00edtaj\u00ed s t\u00edm, \u017ee se v\u00e1m nechce. Doka\u017ete jim opak. Va\u0161e bydlen\u00ed a va\u0161e \u00faspory za to stoj\u00ed.<\/p>\n\n\n\n<p>Pokud si nejste jist\u00ed, kudy se vydat, mohu se na va\u0161i konkr\u00e9tn\u00ed situaci pod\u00edvat. A nebojte, nebudu v\u00e1m nic prod\u00e1vat.
